How to be a buyer on the day

Are you looking to purchase a home? Are you a serious buyer? If so, the following checklist may help you to achieve maximum buying power on the day of inspection or at auction.

Do you:

  • Know your maximum borrowing that a bank or lender will advance?
  • Have pre approval to allow you to confidently sign a contract or bid on the day?
  • Have a checklist of all you require before purchasing such as number of bedrooms, bathrooms, garages, living areas?
  • Know that the property meets all of the sustainability requirements?
  • Know if the property is near to transport, schools, shopping precincts, parklands, sporting grounds and all of the criteria that will meet your lifestyle requirements?

Have you:

  • Spoken to your mortgage broker about your borrowing capacity?
  • Arranged a meeting with your broker to apply for pre-approval before entering into a contract to purchase?
  • Yet to sell your existing home and do not feel confident signing a contract without a contract of sale on your home?

Did you know:

  • A mortgage broker is an accredited representative of most lenders?
  • Mortgage brokers must meet the new licensing requirements which commenced on 1 July 2010?
  • A mortgage broker must be a member of, or affiliated with MFAA and COSL which are the governing and dispute resolution bodies recognised by the Federal Government?
  • There are excellent products available in the market now with very competitive rates that allow you to borrow for a new property before you have sold your existing home?
